Septic System Repair / Rehabilitation

Rehabilitation -  Rehabilitation of a septic system in Arizona is permitted only when all applicable state and local code requirements are met. When allowable, system rehabilitation may offer significant cost savings and environmental benefits compared to full system replacement, provided that excavation is limited and does not exceed regulatory thresholds. 


System Repairs - During a system inspection, various repairs may be identified as necessary to ensure the septic system operates in a safe, effective, and code-compliant manner. Any deficiencies observed should be promptly addressed. Common issues may include a deteriorated septic tank; settlement of inlet or outlet piping; and damaged, missing, or improperly pitched inlet or outlet baffles. Additionally, the distribution box may be deteriorated, missing, or out of level, conditions that can result in uneven wastewater distribution, prevent effluent from reaching the soil treatment areas, and ultimately reduce overall system performance. The soil treatment area may also exhibit excessive or unusually lush vegetation, and tree or plant roots may intrude into the soil treatment area, distribution box, or septic tank, potentially compromising system functionality. 

New Septic System

A new septic system may be required when constructing a new residence on a property that does not have access to a municipal sewer system. Replacement of an existing system may also be necessary when the current septic system has failed or is no longer functioning properly and cannot be repaired or rehabilitated in accordance with applicable codes. Additionally, installation of a new or modified septic system may be required when a residence is expanded or remodeled in a manner that increases wastewater flow, necessitating system resizing to meet current design standards and regulatory requirements.

Certifications

In Arizona, a septic system transfer inspection is required prior to the sale of a property. This inspection includes uncovering, pumping if necessary, and inspecting the septic tank, as well as inspecting the distribution box. In addition, the soil treatment area (leach field) must successfully pass a water absorption test to verify proper system function. Transfer inspections must be performed by NAWT-certified inspectors and are conducted in accordance with applicable state and county requirements. These inspections are required statewide and are typically covered under applicable program or permitting fees. 

It is strongly recommended that transfer inspections be completed prior to entering escrow with a buyer so that any potential deficiencies can be identified and corrected in advance, helping to prevent delays, renegotiations, or complications during the sale process.

Hydro Jetting

Hydro jetting is an effective maintenance and corrective method used to restore and preserve proper flow within sewer lines and leach field piping. By utilizing high-pressure water, hydro jetting removes accumulated solids, grease, sludge, scale, and intrusive roots that can restrict or block wastewater movement. This process helps prevent premature system failures, reduces the risk of backups and surfacing effluent, and improves overall system performance. When used proactively, hydro jetting can extend the service life of sewer lines and soil treatment components, minimize the need for excavation or costly repairs, and ensure wastewater is evenly distributed throughout the leach field, supporting long-term system reliability and regulatory compliance. 

Sewer Snaking

Sewer snaking is usually an effective and minimally invasive method for clearing blockages within sewer lines and, in most instantces, can restore proper wastewater flow. Clogs can develop due to root intrusion, pipe settlement, improper use of drains, or excessive grease buildup. In many cases, these issues can be quickly resolved through professional snaking, eliminating obstructions without the need for excavation. Following the clearing process, the sewer line is typically inspected using a camera to confirm that the blockage has been fully removed and to identify any underlying conditions that may require further attention. This approach helps ensure reliable system operation, prevents recurring issues, and supports long-term system performance. 

Effluent Filter

Effluent filters have been required on all new septic systems in Arizona since 2001, yet many homeowners and homebuyers are unaware of their presence or importance. These filters play a critical role in preventing solids from exiting the septic tank and entering the downstream piping and soil treatment areas, where they can cause significant damage. Despite this, effluent filters are sometimes improperly removed or discarded, which can lead to system failure and costly repairs. When not routinely maintained, effluent filters are a common cause of septic system backups—particularly in newly constructed homes or following renovations that increase wastewater usage. Regular inspection and annual cleaning of effluent filters are essential to maintaining proper system function, preventing blockages, and extending the overall lifespan of the septic system. 

Septic Pumping

Pump septic tanks every 3 to 5 years. Most septic tanks have more than one access lid and compartment. All lids should be uncovered and opened at time of service. The entire septic tank needs to be completely emptied at the time of service. It does NOT aid the system to "leave a little in" as some may say. It is important that waste from the tank does not go out to the leach fields; they are only supposed to receive effluent.

Additives

The use of septic system additives is a subject of ongoing discussion within the wastewater service industry. Onsite Septic Service maintains that the routine addition of chemical or biological products marketed to “enhance system performance” does not improve the functionality of onsite wastewater treatment systems. Septic systems are designed to treat household wastewater using naturally occurring bacteria, enzymes, yeasts, fungi, and other microorganisms already present within the tank and treatment process. Septic tank additives containing supplemental bacteria or chemicals are frequently promoted as beneficial; however, their use is generally not recommended for domestic wastewater treatment systems. Any operational concerns should be evaluated by a qualified septic professional or appropriate regulatory authority. 

While routine additives are not recommended, Onsite Septic Service does utilize targeted, industry-accepted measures such as copper sulfate and rock salt applications, when appropriate, to help inhibit root intrusion in system components. These materials are applied only downstream of the septic tank to avoid altering tank pH levels or disrupting essential biological and chemical processes within the treatment system.

Sewer connections play an important role in maintaining public health, environmental protection, and property functionality, particularly when an onsite septic system has experienced a complete and irreversible failure.
